Which U.S. metro has the fastest home appreciation?
Over the five years ending 2025, Atlantic City-Hammonton, NJ leads the 409 measured metros at +12.9% a year in the FHFA all-transactions index, against +2.8% for Lake Charles, LA at the other end. The median metro ran at +9.2% a year. Leaders change across windows, so read the 1-year and 10-year columns beside the 5-year ranking.
Do metros appreciate faster than their states?
Sometimes. 214 of the 409 measured metros outpaced their own state's index over the five years ending 2025, and 195 trailed it. The gap runs both ways, which is why each metro page shows the state's pace beside the metro's.
What is a metropolitan division?
A subdivision of a very large metropolitan statistical area, defined by the Office of Management and Budget. FHFA publishes a separate index for each division, so 37 of the 409 entries here are divisions and are labelled as such. Their parent metro may appear separately.
Why is my metro not listed?
A metro appears only with at least 15 consecutive years of FHFA index history ending in 2025. Shorter histories are left out instead of estimated, and 1 published series fall below that floor in this edition.
Are these numbers adjusted for inflation?
No. These are nominal price changes, as measured by the FHFA all-transactions house price index. Subtract inflation over the same window if you want real (inflation-adjusted) appreciation.
