Harley Stout is the founder and CEO of Marbary, the company behind Good Investment. Nearly everyone in residential real estate measures what a house is worth today; almost no one measures how it's positioned to appreciate. Marbary built the model that does, scoring every home against its own local market and flagging thin data instead of papering over it. Marbary is expanding with the addition of a REIT expert and an operations advisor, taking Good Investment from a tool for individual investors to one institutions can underwrite with: the same engine, rebuilt for portfolio-scale decisions.

Background

Harley founded Marbary in 2018 to build the tools he kept wishing existed. Case Rate came first. The domain expertise belonged to the forensic psychologists he built it with; the software was his. It reached more than a hundred evaluators in a profession of roughly five hundred, and the data those evaluators contributed became a peer-reviewed paper on how bias actually surfaces in forensic evaluation.

How the articles are built

The market pages use public data. Home prices come from the Federal Housing Finance Agency's all-transactions house price index, which follows repeat sales of the same homes, and mortgage rates from Freddie Mac's weekly survey. Each page names its series at the bottom and regenerates its figures from the source files after each release.

Property scores come from Good Investment's model, which ranks a home against comparable homes in its own local market and shows the result as a score out of 10 with a confidence tag. Every score is a model-generated estimate, not investment advice.
